Fees payable by the tenant:
An administration fee is payable to the agent, by any prospective tenant who wishes to apply for a tenancy after viewing the property. The fee is £180 including VAT for a single application or £240 including VAT for a joint application. These fees cover the cost of a credit check, employment reference, previous landlord reference, character reference, copy identification, as well as the drafting of a tenancy and associated paperwork. The same fee applies to guarantors.
Whilst the landlord pays for the check in inventory, the tenant will be expected to pay for the check out inventory at the end of the tenancy. The cost is dependent on property size but is typically between £40 - £65 including VAT. Some landlords may carry out their own check out reports at no cost.
